Supporting international investors with £1.4m bridging finance

When Dutch property investors needed a fast and flexible solution to secure a specialist holiday let opportunity in Bristol, our team provided a £1.4m bridging facility to support the acquisition.
Introduced by Portway Finance, the transaction enabled the investors to move forward after a previous purchase fell through, with funding structured at 75% loan-to-purchase-price.
The facility demonstrated our appetite for specialist investment opportunities and our ability to deliver tailored solutions where a more flexible lending approach is required.
The transaction was managed by our Senior Business Development Manager, Peter Turner, and Underwriter, Loulou Rich.
Navigating a complex ownership structure.
The transaction presented several challenges throughout the underwriting and legal process. The borrowing structure involved three offshore companies, creating additional layers of complexity, while an overage deed was identified during the later stages of legal work.
Working closely with Portway Finance, legal representatives and all parties involved, our team was able to navigate these challenges while maintaining momentum and delivering the completion timeline required by the investors.
