Whether your client is upgrading a buy-to-let, improving a semi-commercial asset, or bridging to sale or refinance, we offer speed, simplicity and expert support at every step.

We fund up to 100% of the refurbishment costs, with day one advances up to 75% LTV (residential) and 70% (commercial), subject to valuation and due diligence).

With AIPs available in under an hour, you can move quickly and deliver confidently.

Some useful things to know

  • What type of work will Glenhawk fund?

    We provide funding for cosmetic or structural refurbishment, as well as extensions, loft conversions, changing the asset use, basement conversions, or adding another storey.

  • How quickly can a refurbishment tranche be arranged?

    As soon as our loan is live, the borrower can contact Glenhawk to draw down tranches from the allocated refurbishment facility. Funds are often arranged within 7-10 days.

  • Will you consider properties which are in poor/derelict condition?

    Yes, we will consider assets that are redundant and require significant upgrades, provided the structural integrity is not compromised.

  • Does the borrower need prior refurbishment experience?

    Not necessarily. We consider all experience backgrounds. Where the borrower has limited experience, we will require details of their support team and the contractors engaged for the works.

  • Does Glenhawk require a Monitoring Surveyor to assess progress throughout the term of the loan?

    For smaller schemes, such as loft conversions or single-storey extensions, we often don’t require monitoring. For larger projects, and depending on borrower experience, we will instruct a Monitoring Surveyor to oversee the budget and programme, and to approve funding drawdowns.
