The Challenge:

When your dream home is on the line but your current property hasn’t yet sold, timing is everything.

That was the challenge for our client in Surrey. They’d found the perfect home but were stuck in a chain delay, with a seller pushing for a fast exchange. They needed a regulated lender who could act quickly and confidently to keep the purchase alive.

The Solution:

Glenhawk stepped in with a regulated bridging loan of £625,000 at 70% LTV, secured against the client’s existing property.

To save valuable time, we utilised an Automated Valuation Model (AVM) — removing the need for a full physical valuation. This streamlined the process and enabled us to move from approval to completion in record time.

The loan was processed and completed in just 12 days, allowing the client to secure their new home within the seller’s deadline.

The Outcome:

The client completed on their dream home seamlessly, repaying the bridging loan shortly after the sale of their previous property.

A potentially stressful chain break turned into a smooth, confident completion — demonstrating Glenhawk’s ability to deliver speed, certainty, and clarity when timing matters most.
